  • 1.0x DSCR minimum on stabilized rent (or projected rent with comp support)

  • FICO 680 mid score floor

  • Property types: SFR, 2–4 unit, condo, townhome, STR with revenue history

  • Adequate reserves for taxes / insurance / management

Questions we hear most.

DSCR (Debt-Service Coverage Ratio) measures whether the property's monthly rent covers the loan's monthly debt service. We qualify on a 1.0x DSCR minimum — meaning rent equals or exceeds PITI.

No personal income docs required. We qualify on the asset itself — verified rent, taxes, insurance, HOA, and management. Self-employed and foreign-national investors welcome.

Long-term rates start from 6.00% with up to 10 years interest-only, then 30-year amortization. Prepayment structure is typically step-down (3-2-1 or 5-4-3-2-1) depending on term selected.

1–4 unit residential rentals, condos, townhomes, and short-term-rental properties with documented revenue. We do not do raw land, fix & flips, or owner-occupied.
