What credit score do I need?
Most programs require a minimum 660 FICO. We focus on deal quality, borrower experience, and exit strategy — not just credit score. Strong deals with experienced borrowers may qualify with lower scores.
How fast can you actually close?
We have closed in as few as 3 business days. Typical closings are 5-10 days for bridge and fix & flip, 10-14 days for construction, and 14-21 days for DSCR. Speed depends on clear title, appraisal, and borrower responsiveness.
Are there prepayment penalties?
No prepayment penalties on fix & flip or bridge loans. DSCR loans may have a step-down prepayment structure (typically 3-2-1 or 5-4-3-2-1) depending on the term.
Do you work with first-time investors?
